Florida counties publish building-permit records. The most recent roofing permit is the date your roof was last replaced, a permit-backed, high-confidence age. When no roofing permit exists, we fall back to the year the home was built and flag it as an estimate.

Florida insurers and the 4-point inspection use roof age as a primary factor. Many carriers stop writing or renewing coverage once an asphalt-shingle roof passes roughly 15 years, regardless of visible condition.
